Registering an account with miamidade.gov offers added benefits such as:
- Access to My Applications page that lists your current and previous submissions
- Easily locate and track the status of your submissions
- Pre-populate submissions with contact information from registered account
- Allows you to submit reworks to a UP number.
For submittals that require DERM program or permit review such as Class I-VI permits, Tree permits, Environmental Quality Control Board (EQCB) applications and more.
For reviews and approvals of Municipal Certificates of Use, Occupancy, Occupational, or any other business license that allows the establishment of a business at a location (Municipal CU).

Certificate of Use – Vehicles/Boat/Mini-Storage/Short-Term Rentals
- Vehicle or Boat Sales: Vehicles/Boats can be displayed for sale in unincorporated Miami-Dade County residential districts, but certain conditions must be met.
- Portable Mini-Storage Unit: A Certificate of Use (CU) is required to place a portable mini-storage unit on a residential property.
- Short-Term Vacation Rentals: A short-term vacation rental is any dwelling unit or residence including, but not limited to, any unit or group of units in a condominium, cooperative or apartment building that is rented in whole or in part to a transient occupant for a period of less than 30 days or one calendar month, whichever is less.
Code Compliance
- Building Support Case Search: Building Support allows for searching of building code enforcement cases in unincorporated Miami-Dade or the regulatory jurisdiction of Miami-Dade County.
- Extension Request: For Notice of Violation (NOV) issued for Work Without Permit or Expired Permit cases under the Building Support Unit.
- Code Enforcement Online System: To search a citation, pay the fine, or request an appeal hearing.
- Neighborhood Code Case Search: Neighborhood Code Violations online search.
- County Recorder's Official Record Search: Search for Liens.
- Lien Services: To request lien services such as Enforcement Research Letter, Lien Payoff Letter, Special Release of Lien, Partial Release of Lien, and Foreclosure Release Application.
Contractor Services & Complaints
- Contractor Inquiry & Complaint Search: You can search our database for contractors that have been licensed for work on buildings in Miami-Dade County. In addition, searches can be made to find out if complaints have been filed on contractors working in Miami-Dade County.
- Contractor License Renewal: If you are a qualified contractor and want to renew your contractor's certificate of competency online, the E-Licensing Contractor Renewal service allows qualified contractors to submit applications for renewal of contractor's certificate of competency/eligibility pursuant to Chapter 10 of the Code of Miami Dade County.
- Contractor Complaints: The Contractor Licensing and Contractor Enforcement Section investigates complaints involving Miami-Dade County contractors, as well as complaints concerning the work of unlicensed contractors.
- E-permitting: Contractors may obtain permits that do not require plan review.
Foreclosed Properties
Miami-Dade County offers foreclosure information and resources for various segments:
- Register a Foreclosed Property: The holder or owner of a mortgage or other debt instrument is required to register the residential or non-residential properties that meet specified criteria within ten days from the date of the filing of a Lis Pendens or an action to foreclose on the mortgage or other instrument of debt secured by the property.
- Search for Registered Foreclosed Properties: Search for a foreclosure registry application.
- Search for the Certificate of Use for Foreclosed Properties: Search for Foreclosure and Certificate of Use (CU).
Inspections
Building and Zoning Permits
- Inspection Routes and Results: To find out if your inspection is on today’s route, enter your permit, Certificate of Use, or boiler certificate number in the application page. The route will display the inspector's picture and a list of inspections that will be performed that day. Your inspection will be highlighted indicating your stop on the route.
Cancel/reschedule an inspection online. The option to cancel inspections from the same day route are only available from 6 a.m. to 8 a.m.
- Elevator Tracking System and Inspections: All permits for new construction, alteration, and repairs, as well as Certificates of Operation will be issued by Miami-Dade County Office of Elevator Safety. The office will monitor and regulate all elevator activities, as required by law.
Fire Rescue
- Annual Life Safety Permit: To ensure and maintain compliance with the Florida Fire Prevention Code for the safety and welfare of all employees, residents, visitors and emergency responders in Miami-Dade County, all businesses are required to have an annual inspection and receive a Life Safety Operating Permit.
- Fire Inspection Routes and Results: If you are a property owner and have an inspection you wish to see the status on, then all you need to do is enter your permit number.
- Fire Inspection Request and Inquiry and Pay Inspection Fees: Fees related to fire inspections, plans review activities, and the establishment of emergency vehicle zones may be paid online with credit card or check.
Public Works
- Public Works Permit Inspection Request: This is the online application form to request a permit inspection for your property. To apply for the inspection, the applicant should know the permit number of the property.

Meet with Staff (MeetQ)
Get clarification on plan review comments, discuss rework fees, or resolve other issues by speaking with a Building, Electrical, Structural, Plumbing, Mechanical, Zoning, Impact Fees, DERM Core, DERM Specialties, Department of Health (HRS), and/or Water and Sewer Plan Review Supervisor. You may create an account and register to speak with an inspector through the online registration system (MeetQ). Consults will be conducted by phone; read the instructions to register.
Discuss the following programs: Air Permitting, Asbestos, Coastal Resources, Environmental CORE, Fats, Oils and Grease, Pollution Remediation, Sewer Extensions, Trees and Forest Resources, Water Control, Wetlands.
Design Professional Appointments:
- Building, Electrical, Roofing, Mechanical, Plumbing, Structural, Zoning, Impact Fees and Public Works: requests for appointments can only be made on Friday for the following Monday.
- DERM Core, DERM Specialties and Department of Health (HRS): requests for appointments can only be made on Wednesday for the following day.
- Fire Engineering: requests for appointments can only be made on:
- Monday for the next day; or
- Wednesday for the next day.
Homeowners and Small Business Appointments: If you need permitting assistance schedule an appointment from 7:45 a.m. to 3:15 p.m. Monday to Friday.

Water & Sewer
The Water and Sewer Review Checklist for Commercial Building Permit Approval provides a general list of items required for approval of a building permit.
Customers can submit as-builts, easements and other related documents to the Miami-Dade Water and Sewer Department through the e-Builder system.
